Purchase agreement is signed…

The purchase agreement is now signed by both parties. So unless we were not able to get our mortgage, we will be the new owner of 159 Chisholm Avenue on October 19, 2012. It was a very busy Friday trying to get through all the necessary paper work at the lawyer and then later in the afternoon with the mortgage broker. Now we’ll just have to wait over the Thanks Giving holiday weekend to see if the mortgage is approved. And because this is a private sale, the bank wanted to do their own appraisal before they decide if they will lend you the money or not. This makes things a bit more complicated. Hopefully we will still make all the necessary dead lines. Otherwise, I will have to work with the seller to get the closing date extended.

One small step towards my dream

So today marked a small milestone towards my dream home of 159 Chisholm. I have presented my neighbour the offer to purchase their property. The offer sets the closing date on October 19, 2012. We have already agreed on the price. So what’s left is for them to get a lawyer to look over the paper work and sign it as a purchase agreement. Let’s hope that everything goes smoothly and I can start the architectural work by late October.

City building services

So yesterday my girlfriend went to the city’s building services to get the zoning designation and the by-laws applicable to 159 Chisholm Avenue. It took her nearly 3 hours in waiting time to get that information on a simple sheet of paper with a circle around the zoning designation code. Being that I work in the information technology industry, I know that all of this would have taken just less than a minutes if the information is simply searchable online. Yes, I am aware that once the current draft zoning by-law is passed, the information will be searchable via online services offered by the city. But for the time being, in order to be certain that the information is correct, we still need to go to the city hall for that purpose. She also said to me that the information desk has 5 booths all staffed, but she never seen more than one booth with an employee there ready to service the next person in line. She was 15th person on the list, 5 booths and 3 hours, a simple math would indicated that it took an average of 60 minutes per person per employee. I don’t know what was done for those 15 in front of her, but she certainly didn’t take more than 5 minutes of their time. And I was certainly expecting much higher efficiency than this.

The begining of a dream…

Back in 2000 I moved into the house I am currently living in. It was a nice neighbourhood. A retired single lady who use to work for IBM before was my my neighbour to the south, and a husband working as a musician and a wife working as a chaplain is my neighbour on the north side. I like the locations, not too far from downtown, not too far from uptown, and just out of the busier part of the city. And I liked the environment, there are plenty of people walking around. When I was out there washing my car, there will be people coming by and say what a nice car or talk to you about it. This is very different from what I know of the communities on the north where seemingly everyone is all too busy either working or minding their own business.

I had a dream soon after, that I dreamed of one day I was able to purchase the lot next door and build a wonderful house there. This allow me to stay close to the city, and leave the current house all to my parents so I can better take care of them. The retired single lady lived in a semi-detached house and the musician/chaplain pair had a one storey bungalow. So naturally I was thinking about the bungalow to the north. It has always be just a dream and nothing more…

All that has changed one day in early September of 2012. During a casual conversation with my neighbour with the bungalow that they are considering selling the house. What I have always thought is a untouchable dream started to move right within my grasp…
